Job Description

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Finds and evaluates development opportunities, conducts initial feasibility analysis; creates a development strategy; negotiates purchase agreements; and coordinates community acceptance
  2. Obtains project financing, including preparing financing applications (TCAC, CDLAC, conventional, ), creating deal structures, coordinating legal agreements for financing, and staying current on public and private financing programs.
  3. Conducts financial analysis and proforma modeling; considers creative and out-of-the-box financing opportunities.
  4. Manages the development team, including selecting and hiring of design, construction and other consultants necessary to develop the project; coordinates and monitors professional consultants’ work; ensures work is finished and obtains internal approvals; manages, contracts and billing
  5. Obtains public approval by developing and implementing community acceptance strategies; obtaining public entitlement and permits; giving public presentations on behalf of the
  6. Monitors construction process by negotiating construction documents and contracts; monitoring construction progress, resolving conflicts and disputes in a timely manner; oversees draws; monitors costs and budgets.
  7. Assists CFO and asset management and coordinates with property management for seamless transition to ongoing operations.
  8. Works with and supports other departments by utilizing effective lines of communication for the exchange of pertinent information.
  9. Provides some support staff management duties (e.g. Interns, Assistant Project Managers, etc.) including workflow and review of work for accuracy.
  10. Represents company in public presentations, in community and public policy groups, on boards and committees, at conferences, and stays informed of policies affecting affordable
  11. Schedules and disseminates print and electronic communications as needed.
  12. Contributes to and supports the advisory committee meetings as required and assures that meetings are recorded, documented, and archived.
  13. Attends professional development trainings and events as requested.
  14. Participates in regular check-ins with supervisor, as directed.
  15. Actively follows HR and governance policies.

WORKING ENVIRONMENT

  • Sits for extended periods of time at a computer station or work desk. Stands and walks throughout the day. Uses hands and fingers to operate computers and office equipment for up to 8 hours or more each day.
  • Exposed to typical office environment conditions and noise levels.
  • Requires off-site travel to properties, stakeholder meetings, etc. including some after hours and weekends.
  • Visits and moves about active construction
  • Valid CA driver’s license and access to reliable vehicle Clean driving record and proof of personal car insurance in accordance with organization’s policies.

MINIMUM QUALIFICATIONS

  • Education – Bachelor's degree required. Master’s degree preferred or equivalent work experience in any of the following fields of study: architecture, real estate development, finance, planning, construction management, etc.
  • Work Experience – 3 years of related work or field work experience in matters related to affordable housing development such as residential architecture, finance, planning, construction, (If Senior Project Manager, minimum 2 years as Project Manager.)
  • Possesses excellent project management skills with an affinity for consistently producing clear, accurate, high-quality work and yield.
  • Must have a sense of urgency and a desire to be part of building something new.

OTHER JOB REQUIREMENTS

  • Proficiency with Microsoft Office Tools such as Word, Excel, PowerPoint, and Adobe Suite; willingness to learn other software programs (i.e., Costar, etc.).
  • Maintains current knowledge of and complies with organizational and department policies and procedures.
