Superintendent
 
In this role, you will lead all construction site activities in cooperation with the Project Manager and supervise work progress, subcontractor manpower, and work coordination between the trades. The primary focus of this position is to assist in ensuring that the subcontractor and vendor work is completed safely and in compliance with the contract documents and project schedule. You will be responsible for collecting and assembling inspection reports, and close-out documentation.


Additional Responsibilities

  • Assume primary responsibility for activities associated with specific trades on assigned construction sites.
  • Responsible for the safety of every worker, conducting daily site safety inspections immediately correcting all violations
  • Ensure achievement of corporate goals for assigned projects.
  • Assist with the development and maintenance of project schedules, including targeted and actual activities lists, durations, and sequencing logic.
  • Develop a working knowledge of the project budget for assigned trades and identify exceptions to the project budget throughout the execution of the project.
  • Support the Project Manager in the development of change order documentation and related financial documentation.
  • Evaluate the legitimacy of the request in terms of contractual requirements and validity of cost estimate.
  • Facilitate communication between subcontractors, vendors, and project personnel, and produce documentation of communication between project participants.
  • Conduct weekly subcontractor safety and schedule coordination meeting
  • Complete review and analysis of all subcontractor scopes and contracts
  • Help ensure that all submittals are distributed, reviewed, and stored to meet project and corporate requirements.
  • Assist in ensuring compliance of project activities with legal and regulatory requirements.


Qualifications & Requirements:

  • Bachelor’s degree in Engineering, Construction Management, or a related discipline or equivalent work experience.
  • 10-15 years of experience of construction and site management.
  • Computer literacy including Microsoft Office
  • Ability to accurately document, price, and compile change orders
  • Ability to interpret, document, and communicate complicated structural plans, details and specifications and discover constructability problems well in advance of actual construction
  • Ability to perform and document detailed take-offs
  • Ability to produce detailed project master schedules
  • Ability to write clear and concise RFI’s, notices to subcontractors, daily reports, letters, etc.
  • Ability to work with all types of personalities, negotiate, communicate, document and follow up to achieve a clear mutually agreeable understanding between all parties
  • Ability to work in a collaborative environment with clients, subcontractors, inspectors, engineers, and design teams
  • Ability to build new and maintain existing subcontractor and supplier relationships to obtain competitive advantages
  • Understand contracts, drawings, and specifications
  • Understand the factors that impact construction costs and subcontractor risk
  • Knowledge of local subcontractor community and all building construction trades
  • Highly self-motivated; you initiate innovative solutions and creatively resolve issues
  • Experience in long-lead procurement and coordinating this with a project’s master schedule
