Director of Construction will manage all aspects of estimating and pre-construction services required to put into place subcontracts required to execute multi-family affordable developments. The Director will work closely with the general contractor, project managers, architects, and engineers.
Director of Construction will be responsible for:
- Preparing preliminary budgets and schedules.
- Work with Project Managers on entitlements and permitting.
- Review drawings and specifications from Engineers.
- Selection of subcontractors to be invited to bid.
- Preparation of bid invitations.
- Review bid documents for accuracy, completeness and special project requirements.
- Review and qualify all subcontractor proposals to ensure a complete scope of work.
- Contract award recommendations.
- Subcontractor contract negotiations and contract review.
- Review project status during course of construction.
Qualifications:
- Undergraduate degree in architecture, engineering or other construction related discipline.
- 10+ years experience estimating and subcontractor evaluation, including projects in the California LIHTC market.
- In depth knowledge of multifamily construction means and methods.
- Excellent verbal and written communication skills.
- Experience with managing multiple consultants and engineers.
- Ability to accurately and efficiently estimate construction costs.
- Ability to thrive in a fast paced environment.
- Able to work effectively on an individual basis, as well as part of a team.
- Strong analytical and problem solving skills.
- Proficient in Microsoft Office applications such as: Excel, Word, PowerPoint and Outlook.
